We have definitely decided to make Fairway Hills sites 20A and 20B available for design/build single family homes. That means our Townhome offering will be limited to sites 21 and 22 only, for a maximum of four units.

The new Townhomes under construction at 114/116 Fairway Hills Drive have been closed in. The roof is on and all the windows and doors installed. Exterior trim and siding should be complete by Mid-March 2012. At that point, we stop and wait for a buyer to make their selections. Upon acceptance of a purchase committment, it takes approximately 4 months to complete the interior build-out and take occupancy. Make your move!

Midtown A Sellout

The last of the Midtown condominiums have been built and sold. The two units in Riverwatch 3 are nearing completion and expect to be occupied in March of 2012. We are proud of the community we have built and pleased with its success. The many residents are enjoying their urban lifestyle in the heart of downtown Traverse City and we extend a hearty “Thank You” to all who believed in our project and helped make it become a reality.

Framing Started on New Townhomes

Two new Townhomes are now under construction at 114/116 Fairway Hills Drive. One side will have a 2 story front dormer; the other a 3 story, allowing us to show both the base unit and the optional 3rd floor sitting room and elevator stop.

While it is hard to improve on such a great floor plan, we are incorporating several enhancements that came about from actually living in one of the units. Mike Wills, Midtown Project Manager, and his wife Carey live in the first unit built and show it most every week (Sundays 1-3) as the project model.

The front entry dormer has been bumped out two additional feet, adding space to the lower level foyer, main floor office and the optional 3rd floor sitting room, making those spaces more functional and spacious.

The elevator door has been turned 90 degrees so the elevator is accessed from the foyer and office on the main floor, providing for more furniture placement options and a perfect place to mount the TV in the living room.

A double egress window is now standard in the 3rd floor bonus room, adding much more light to the cavernous space provided within the trusses.

We found the optional front balcony was not getting much use as the back deck off the kitchen/dining room is much more private and intimate, so these units will have a standard covered entry in the front.

We expect to have the homes fully enclosed by Christmas. The interior finishes start when the units sell. Make your move!

Alternate Riverwatch Floor Plan

Several people have inquired about the possibility of enlarging the Living Room and Dining Room by moving the Master Bedroom to the upper level. Actually, that is fairly easy to do and we have developed rough sketches of one approach to show how that might be done. We can explore other options and customize the plans to suite the individual buyer.

The original plan was developed in response to the “single level living” mantra we have been hearing from the marketplace. But, hey, we will do whatever the buyer wants. We can even add an elevator, too! Then, who cares what level the Master is on?
